UNF breaks ground on new apartment complex 30° North

President Moez Limayem, Ozzie and other community leaders at 30 Degree Apartment groundbreakingThe University of North Florida, Chance Partners and Fansler Construction today broke ground on a new apartment complex, 30° North, for UNF students. Located on First Coast Tech Parkway south of The Flats at UNF, the apartments are set to open in Fall 2027 on land owned by UNF and leased to an affiliate of Chance Partners LLC, a Jacksonville-based real estate development company.  

“Today marks an exciting milestone in UNF’s continued commitment to growth, innovation and student success,” said UNF President Moez Limayem. “We’re proud to partner with Chance Partners and Fansler Construction to bring the vibrant new residential student community vision to life.” 

The new four-building apartment complex will feature 237 fully furnished units, offering single, double, triple and quad layouts – accommodating a total of 702 beds for UNF students. Each unit includes a full kitchen with granite countertop, bed(s), bath, desk, couch, coffee table and TV.  

“30 North represents an impactful collaboration with UNF to deliver a best-in-class residential experience to the UNF student body.   The entire administrative team have been an excellent partner throughout the planning and development process with the focus on creating a forward-leaning housing option on campus,” said Judd Bobilin, Principal, Chance Partners, LLC. 

Residents will enjoy a wide range of amenities, including a clubhouse, pool, fitness center, dog park and dog spa, putting green, pickleball and volleyball courts, nature jogging and walking path, fire pit and bike sharing program. These and other amenities will create a vibrant community where students can live, learn and thrive. 

“We are thrilled to be a part of UNF’s newest student housing project,” said Jason Fansler, Fansler Construction President/CEO. “30° North marks our third Jacksonville project with Chance Partners and we are certain it will be another success.” 

Jeff Ryan, Fansler Construction project manager, is a UNF alum and shared that it is rewarding to experience the full-circle moment of returning to campus to build this project and be part of this next chapter of growth for the University. 

This will be the second new student housing complex that UNF has undertaken over the last two years. Osprey Ridge residence hall opened in July, providing housing for over 500 students. The expanded housing options reflect UNF’s commitment to strategic growth and student success.
